Well, he simply told me that only 5 people know on Tibia how to get them, he is not going to tell me, I can buy the house with them if I want.. Another owner of them told me to figure it out myself

no :p they are always there. I'm not entirely sure if only once per ss or once per floor reset. But they are always at the same place

EDIT - @DarkstaR Looking at the items dat information, it doesn't have a non-hung counterpart. That is the item, it doesn't have the hangable flag. Actually, it doesn't have any flags. I don't think Cip meant for it to be moved, but it can be. That's why, in the picture, it's "hanging" on the open door and the ladder. It's just the top item of the tile below the door/wall.

(there's also a second spawn also in Coryms in a cave more to the west of this but I don't remember the exact location anymore. I think it was on the lowest floor, head to most north, then rope up and walk south-west)
